Basement Finishing
Finished basements, safe room integration and below grade space done with the moisture handled first.
Basements are less common in Oklahoma than in most of the country, and that is exactly why finishing one is specialist work here rather than routine. The ones that exist are usually daylight or walkout basements on a sloped lot, or a poured room built around a storm shelter. Contractors who finish a basement every week elsewhere are working with a housing stock and a water table that behave nothing like ours.
The rule below grade is that moisture gets solved before anything gets built. Drainage, grading at the exterior, any sign of hydrostatic pressure at the slab or the walls. Framing over a damp wall hides the problem for a couple of seasons and then costs you the whole room. Once that is handled, a basement is the cheapest square footage you will ever add to a house, because the structure already exists. Bring in egress where the code calls for it, plan the wet bar and the bath, and it becomes the room the family actually uses.
